- Parking: One vehicle per household in the parking areas; parking pass required. If you have guests they must park on the street unless they have the pass posted. Abusing this requirement is making tenants that have passes park on the street. Keep fire lanes open – short term for offloading only.
- Noise: The people that live close to the cans will appreciate you keeping the noise down when dumping your trash/recyclables. Be considerate of your neighbors with all excess noise.
- Maintenance: Painting the eaves and installing rain gutters all around the complex is being explored and any damage to the outside of your unit should be reported immediately. This way we can document a list of repairs. We have a contractor standing by to do necessary repairs.
- Driveway: Unfortunately the asphalt removal and replacement with pavers will have to wait for now. Our Cambria bank has informed us that they are not processing any loans due to the COVID-19 pandemic. Once more favorable conditions are achieved we will address this again. In the interim, another coat of asphalt sealer will be applied.
- Leases: All owners with tenants must provide a copy of their leases/rental agreements to the board (per our CCRs/rules). You should have received an email from Tina White with this request. Thank you to those who have already submitted. If you have not submitted, please do so as soon as possible. Keeping the board informed of your tenants is a requirement.
- Bird Nesting: The nesting problem has been resolved for this season. Next year could be an issue. We’ll have to wait to see if they return.
- Satellite dishes: All dishes not in use should be removed. Contact me for help if you or the dish company cannot remove it. Did you know the local cable company, San Simeon Cable and Internet, can provide service to your unit? (805-927-5555).

Important – Maintenance Update

An update …
- Updated work scheduled for 2nd round of maintenance. Start date has been pushed to July 6th lasting about two weeks. Be ready by having all outside walls (including back yards) accessible by moving all items away from the walls giving workers plenty of room to work. Thanks for your help.

- Once this work is completed, the HOA board is planning on having the asphalt removed and replaced with pavers. This would be an Aug./Sept. timeframe but with the current COVID-19 situation this may change.

- Building maintenance: First phase of maintenance complete. Second phase to begin approx. 29 June. Below is from the contractors notes. A bit mixed up as you can see but the main message is to have your unit ready by having access to all walls. They must be able to gain access to all outside portions of your unit! It’s about 2-3 weeks of work. Be ready. If you need someone to check your unit contact me per below contact information. If you don’t see your unit below it may be good to go. If you know of something not on this list contact me to add to the repairs. As the contractor is working and he sees something not noted it will be fixed. We have tried to see all damage but there may be some items we missed.

5. Chimneys: Working on the contract to have chimneys repaired as some caps, etc. need attention.

1. Building maintenance: First phase of maintenance complete targeting major repairs. Next is areas of concern not completed during first phase. An inspection was completed and we are waiting for the contractor to submit a bid for second phase.
2. A reminder about Satellite dishes: All dishes not in use should be removed. Contact me for help if you or the dish company cannot remove. Did you know the local cable company, San Simeon Cable and Internet, can provide service to your unit? They’re going through some TV channel upgrades right now so their current TV service is limited but their internet works great. (805-927-5555).
3. Parking: Parking problems have improved.
4. CDM Driveway: We are working on a date for asphalt to be removed and replaced with pavers.

1. Building maintenance (repair and painting) is being scheduled and preliminary date to start is April 30th. We are targeting the worst areas now and more minor repairs/paint will be at a later date.
Below is a listing of units being repaired. Residents need to remove all wall hangings and pull back any items (plants, etc.) restricting access to walls. Contractor will use ladders to gain access to back yards.
Homeowners, if your unit is noted below, please reply to this email stating that you received/understand this notice.

3. Parking:
Parking is not as bad but still is a problem at times. Only one space per unit is allowed and a parking pass must be displayed. There have been many complaints that some units are taking more than one space. Even if there are plenty of open spaces early in the day we have been running out later in the evening due to illegal parking.

We are awaiting a specific date for all the asphalt to be removed and replaced with pavers.

Annual HOA Meeting 2020
Casa Del Mar Homeowners,
It is that time once again. We have lots of talking points to go over so please try and attend. See the pdf file below for the Agenda if you have not received it via mail or email.
The annual homeowner association meeting for Casa Del Mar will take place on:

(We have seating for about 10, so bring a folding chair if you have one.)
The Board advertised a “save the date” for this meeting in the minutes from July 28 and November 3, 2019.
HOA dues delay
Homeowners: Do not be alarmed if your HOA payment checks have not been withdrawn from your account. The Treasurer has not been able to pick up or receive any mail due to the temporary closer/move of the San Simeon post office. I was not given any notice about this change in mailing until it was posted on the San Simeon post office last weekend. I normally pick up the mail on Saturday or Sunday mornings on a weekend that I am over there. I have finally found out how and when I can pick up the mail at the Cambria post office.
I will update everyone when I do pick up the mail. If this is going to be a problem with anyone’s financial situation, please let me know. I do not want to overdraft anyone’s bank account by depositing more than one check.
PLEASE be aware that if you do not contact me then I am assuming it is OK to deposit more than one check from your account.
