  1. Building maintenance:  First phase of maintenance complete. Second phase to begin approx. 29 June.  Below is from the contractors notes.  A bit mixed up as you can see but the main message is to have your unit ready by having access to all walls. They must be able to gain access to all outside portions of your unit!  It’s about 2-3 weeks of work. Be ready. If you need someone to check your unit contact me per below contact information.  If you don’t see your unit below it may be good to go.  If you know of something not on this list contact me to add to the repairs.  As  the contractor is working and he sees something not noted it will be fixed.  We have tried to see all damage but there may be some items we missed.

2.  A reminder about Satellite dishes:  All dishes not in use should be removed. Contact me for help if you or the dish company cannot remove.  Did you know the local cable company, San Simeon Cable and Internet, can provide service to your unit?  (805-927-5555).   

3.  Driveway:  We are working on a date for asphalt to be removed and replaced with pavers. 

4.  Bird Nesting:  The nesting problem has been resolved for this season.  Next year could be an issue.  We’ll have to wait to see if they return.  

5.  Chimneys:  Working on the contract to have chimneys repaired as some caps, etc. need attention.

Casa Del Mar HOA President’s  “In The Know” for May 2020

1.                   Building maintenance:  First phase of maintenance complete targeting major repairs.  Next is areas of concern not completed during first phase.  An inspection was completed and we are waiting for the contractor to submit a bid for second phase.

2.                   A reminder about Satellite dishes:  All dishes not in use should be removed. Contact me for help if you or the dish company cannot remove.  Did you know the local cable company, San Simeon Cable and Internet, can provide service to your unit?  They’re going through some TV channel upgrades right now so their current TV service is limited but their internet works great.  (805-927-5555).   

3.                   Parking:  Parking problems have improved.  

4.                   CDM Driveway:  We are working on a date for asphalt to be removed and replaced with pavers. 

5.                    Bird Nesting:  The nesting problem has been resolved for this season.  Next year could be an issue.  We’ll have to wait to see if they return.

1. Building maintenance (repair and painting) is being scheduled and preliminary date to start is April 30th.  We are targeting the worst areas now and more minor repairs/paint will be at a later date.  

Below is a listing of units being repaired.  Residents need  to remove all wall hangings and pull back  any items (plants, etc.) restricting access to walls.  Contractor will use ladders to gain access to  back yards.

Homeowners, if your unit is noted below, please reply to this email stating that  you received/understand this notice.

Parking is not as bad but still is a problem at times. Only one space per unit is allowed and a parking pass must be displayed. There have been many complaints that some units are taking more than one space.  Even if there are plenty of open spaces early in the day we have been running out later in the evening due to illegal parking.

We are awaiting a specific date for all the asphalt to be removed and replaced with pavers.

Hello Casa Del Mar,

Thank you very much to the residents who were able to show up at the annual meeting.  We really love to see our little community get together and discuss what lies ahead for all of us.
