1. Building maintenance (repair and painting) is being scheduled and preliminary date to start is April 30th.  We are targeting the worst areas now and more minor repairs/paint will be at a later date.  

Below is a listing of units being repaired.  Residents need  to remove all wall hangings and pull back  any items (plants, etc.) restricting access to walls.  Contractor will use ladders to gain access to  back yards.

Homeowners, if your unit is noted below, please reply to this email stating that  you received/understand this notice.

Units to be repaired (preliminary date to start is April 30th):

526-534: repair and paint the entire west side wall (facing ocean)

501: Spray for termites

503: Spray for termites and right side garage siding

505: Spray for termites and 2nd floor window siding and trim

507: Spray for termites and garage eave

515: Garage and side window trim and back yard eave replacement at gutter

519: Siding and trim (meter area)

521: Roof sheeting (above meter) 

523: Garage window and siding

525: Garage window siding and trim

526: North side window trim

527: Front door area under window siding 

529: Eave, siding, facia and spray for termites

531: Front siding

532: Front door area, above garage window facia

534: Front door area facia, entire south side wall and trim, spray for termites 

535: Near meter siding and eave

541: 2nd floor facia and spray for termites

545: Above garage 2nd floor eave, front door area facia, spray for termites

553: Above meter siding

2. A reminder about Satellite dishes:

All dishes not in use should be removed. Contact me for help if you or the dish company cannot remove the dish.  Did you know the local cable company, San Simeon Cable and Internet, can provide service to your unit?  They’re going through some TV channel upgrades right now so their current service is limited but their internet works great.  (805-927-5555).   

3. Parking:

Parking is not as bad but still is a problem at times. Only one space per unit is allowed and a parking pass must be displayed. There have been many complaints that some units are taking more than one space.  Even if there are plenty of open spaces early in the day we have been running out later in the evening due to illegal parking. 

4. CDM Driveway:

We are awaiting a specific date for all the asphalt to be removed and replaced with pavers.
